Lease Terms & Conditions
We do allow cosigners if primary applicants are unable to qualify on their own, soley due to income requirements.
At time of application we require government issued photo ID, application payment (no cash accepted) and a completed application form. Proof of income is not required to apply; however is required within 24 hours to complete the application process.
We run credit and background checks for all leaseholders. Occupants 18 and older require a background check.
If you are interested in a vacant apartment, the longest we can hold it for you is 7 days. If you're looking for a future move in date we do accept wait list applications.
5. Do you have a lease break clause?
We have several lease clauses which address the need to terminate the lease prior to expiration. Contact the leasing office for more details.
6. What are the fees associated with pets?
We charge a $25 monthly pet fee and a $200 non-refundable pet deposit upon move in.
7. Do you have breed restrictions?
Yes, aggressive breeds are strictly prohibited from the community. American Pit Bull Terriers, American Staffordshire Terriers, Doberman Pinschers, Rottweilers, German shepherds, Chow Chows, Presa Canarios, Akitas, Wolf-Hybrids, Malamutes and Huskies are considered aggressive breeds.
8. Are barbeque grills allowed?
All forms of barbeque grills, cookers, fryers, or open flames are prohibited on patios or balconies. Electric grills are permitted.
9. Can I have a satellite dish?
Satellites are welcome as long as pre-approved by management prior to install. A signed addendum and $500 minimum security deposit must be on file. Dish must comply with satellite addendum install rules and regulations.
A written 45-day notice to vacate must be provided prior to the lease expiration date.
Yes, renters insurance is required. If a valid renters insurance policy is not on file with the office, you will be automatically enrolled in our master policy coverage at a minimal monthly charge.

We do accept business/corporate applications.
Our fitness center is open 24 hours.
Our pool typically opens April 15th and close October 15th, weather dependent, since it is heated.
Our pool is open from 10 am - 10 pm. It closes for regularly scheduled maintenance during the night.
All guests must accompanied by a resident, who is 18 or older. There is a limit of 1 guest in the fitness center and 2 guests at heated pool.
No, you simply obtain a laundry card from our kiosk and load it, via cash or credit, and reload as needed.
Yes, we offer furnished apartments. We have different options to choose from, so it is best to contact the leasing office for more details.
Stove, refrigerator, dishwasher and garbage disposal come standard in our homes.
We have a variety of upgrade options! Most frequent upgrades include brushed nickel lighting, ceiling fans, curved shower rods and above range microwaves.
Yes, our clubhouse is available to rent during non-business hours. Contact the office for more details and availability.
We offer after-hours emergency maintenance for issues that are unable to wait until the next business day. The number for emergency maintenance is (248) 237-4769.

If you provide our technicians permission to enter then you do not need to be home for work to take place; however if you would prefer to be home you may schedule an appointment.

Yes, as long as you return the walls to their original condition prior to moving out.

Lock-outs which occur during normal business hours will be resolved at no charge. After normal business hours, a charge of $30 will be placed on your account for management or maintenance to provide this service.
